Fixing Drainage Problems Around Your Orland Park Home

Signs of a drainage problem
Walk around your property after a heavy rain. Look for:
- Standing water that stays for hours or days

Improper landscaping. Flower beds, retaining walls, or hardscape that traps water against the house creates problems. Mulch piled against the foundation holds moisture.
Failed or missing drain systems. Older homes in Orland Park may have French drains or footing drains that have clogged, collapsed, or were never installed.
Solutions
Regrading. Adjusting the slope of the ground around your home so water flows away from the foundation. This is one of the most effective and least expensive fixes.
French drains. A trench filled with gravel and a perforated pipe that collects water underground and moves it to a safe discharge point. French drains work well for persistent soggy areas or water that seeps into basements.
Channel drains. Surface drains installed in driveways, patios, or low spots that catch water and redirect it. Common for hardscape drainage problems.
Downspout extensions. Simple and cheap. Extending downspouts further from the house keeps roof runoff from pooling at the foundation.
Dry wells. An underground chamber that collects water and lets it slowly percolate into the soil. Good for properties where there is no good discharge point for a drain system.
Sump pumps. For basements or crawl spaces that take on water, a sump pump collects water and pumps it out. This is a fix for the symptom, not the root cause, but it protects your home while a permanent solution is put in place.
Do not ignore it
Drainage problems do not fix themselves. They get worse. Water against a foundation can cause cracks, settling, and structural damage. Persistent moisture leads to mold, which is a health hazard and expensive to remediate.
The cost of fixing drainage is almost always less than the cost of repairing the damage that bad drainage causes.
