Land Clearing in Orland Park: Permits, Process, and Pricing

Whether you are building a new home, putting in a driveway, or just opening up a wooded lot, land clearing is the first step. But it is not as simple as showing up with a bulldozer.

Here is what Orland Park property owners need to know about land clearing.

What land clearing includes

Land clearing means removing trees, brush, stumps, rocks, and debris from a piece of property. Depending on the job, it can also include:

  • Tree removal and stump grinding
  • Brush and vegetation clearing
  • Rock and boulder removal
  • Topsoil stripping and stockpiling
  • Rough grading
  • Debris hauling and disposal

The scope depends on what the land looks like now and what you plan to do with it.

Permits and regulations

Most land clearing work in Orland Park requires a permit, especially if you are:

  • Removing trees over a certain size
  • Working near wetlands, streams, or floodplains
  • Clearing more than a certain acreage
  • Preparing a site for construction

IL and Cook County have specific regulations about tree removal, erosion control, and stormwater management. A good contractor knows these rules and handles the permit process.

Do not skip permits. Clearing land without proper authorization can result in heavy fines and required replanting.

What affects the cost

Lot size. More land means more work. Clearing is typically priced per acre, but small residential lots may be quoted as a flat rate.

Density of vegetation. A lot with a few trees and light brush is much cheaper to clear than one with dense forest or heavy undergrowth.

Trees. Large trees cost more to remove than small ones. If the trees have value (hardwoods), a logger may offset some cost by buying the timber.

Stumps. Stump removal or grinding is usually a separate line item. Leaving stumps in place is cheaper but limits what you can do with the land.

Access. If heavy equipment can drive right onto the lot, the work goes faster. Difficult access (narrow roads, steep terrain, no entry point) adds time and cost.

Disposal. Cleared material needs to go somewhere. Some can be chipped on-site and spread as mulch. The rest gets hauled to a disposal site. Hauling costs depend on volume and distance.

The process

  1. Site assessment. The contractor visits the lot to evaluate conditions, access, and scope.
  2. Permits. The contractor (or you) pulls required permits.
  3. Clearing. Equipment comes in and removes vegetation, trees, and debris.
  4. Stump removal. Stumps get ground or pulled.
  5. Grading. The site gets rough-graded to the specifications needed for the next phase (construction, landscaping, etc.).
  6. Cleanup. Debris is hauled or processed. The lot is left clean and ready.

Erosion control

Once land is cleared, exposed soil is vulnerable to erosion. In Orland Park, where storms can be intense, erosion control measures are often required. These include silt fences, straw wattles, or temporary seeding.

Your contractor should address erosion control as part of the clearing plan.

Get a site visit

Land clearing is not something you can quote from a Google Maps screenshot. Every lot is different. The only way to get an accurate price is for the contractor to walk the property.
